What Makes Up a Mitigation System

Each installation is designed specifically for your home's foundation type and soil conditions.

Suction Point

A hole is drilled through your concrete slab, creating direct access to the soil and aggregate beneath. This is where radon is captured before it enters your living space.

PVC Vent Pipe

A sealed pipe routes captured radon from the suction point, up through or along the exterior of your home, and terminates safely above the roofline — well away from windows and doors.

Inline Fan Unit

A continuously running, energy-efficient fan maintains constant negative pressure beneath the slab. Most fans are nearly silent and consume minimal electricity — similar to a light bulb.

Sealed Entry Points

Visible cracks, gaps around pipes, and sump openings are sealed with appropriate materials to prevent radon from bypassing the system and entering through secondary paths.

System Monitor

A visual pressure indicator (U-tube manometer) is installed on the pipe so you — and future home inspectors — can confirm the system is functioning correctly at a glance.

Post-Install Test

After installation, we place a test device to verify actual radon reduction. We confirm results meet EPA guidelines before the job is considered complete.

Site Assessment (30–45 min)

We walk through the basement or crawlspace to determine the optimal suction point location, pipe routing path, and fan placement.

Core Drilling & Sealing (1 hr)

We drill a 4" core through the slab at the determined location, seal cracks and gaps, and prepare the pipe routing path.

Pipe & Fan Installation (1–2 hrs)

The PVC vent pipe is installed through or along the exterior wall and routed to above the roofline. The fan unit is secured and connected.

System Check & Test Placement (30 min)

We confirm the system is operating correctly using a manometer, then place a post-installation radon test device. We review everything with you before leaving.

No. Modern radon mitigation fans are very quiet — similar to a refrigerator hum. You typically won't notice it from living areas. The fan runs continuously but uses very little power.
A PVC pipe will be routed along the exterior of your home and above the roofline. We take care to route it in the least conspicuous location possible, typically on a less visible side of the house. The pipe is painted to match your home's exterior when possible.
We stand behind our work. If post-installation testing shows levels haven't reached the EPA's recommended threshold, we'll return to adjust or expand the system at no additional charge until the problem is resolved.
